At 1,198 feet, the tower as filed would be the tallest building on the Upper West Side, above the 775-foot 50 West 60th Street. It stands on the east side of Columbus Avenue, one block from the 66th Street–Lincoln Center station on the 1 line, on a campus Extell assembled in 2022. Published reporting put the price of the several parcels at roughly $930 million for about 1.7 million square feet.
Tenure rests on one report: in September 2026, citing unnamed sources, published reporting said JPMorgan Chase is in talks on roughly $3.8 billion of construction financing for a luxury condominium tower on the site. The DOB filing does not state tenure. Treat condominium as reported, not as confirmed by a filed plan.
What's planned
The only diagrams released show an as-of-right design: a multistory podium with a shallow setback, a rectangular tower shaft rising to a cascade of setbacks on the west face, three mechanical levels between the residential floors, and a bulkhead. Zoning and massing diagrams were prepared by George M. Janes & Associates. Reporting describes a concrete structure with an average residence of about 2,766 square feet, two cellar levels and a parking garage.
DOB filings carry two sets of figures. The job description and the associated filings list floors 1 through 86 and 430 dwelling units. The architectural filing's data fields show 87 stories and 423 units. Square footage also differs: DOB lists about 1.64 million gross square feet in most filings and 1.66 million in the architectural one, against 1.21 million in the first press report. Design architect, interior designer, unit mix and amenities have not been announced. Confirm the unit mix and amenity package in the offering plan once filed.
Timeline and filings
- 2022: Extell assembles the former ABC campus parcels, reported at roughly $930 million.
- June 2025: A roughly 1,200-foot residential tower is first proposed for 77 West 66th Street.
- August 2025: Demolition filings made for the campus buildings; demolition complete by April 2026.
- April 21–22, 2026: New-building job M01382130 filed with the DOB, with Stephen B. Jacobs Group as applicant.
- July–October 2026: Support-of-excavation, foundation and earthwork permits approved; first permits issued September 29 and October 1, 2026. Construction fencing permits issued in September and October 2026.
- September 2026: Published reporting says JPMorgan Chase is weighing about $3.8 billion in construction financing.

No offering plan or pricing has been filed with the Attorney General as of October 2026, and no sales launch date has been reported. The size and timing of any launch will follow the financing and the start of superstructure work.

Nothing is available to contract yet. Reservations taken before the Attorney General accepts a plan are non-binding, and contracts cannot be signed until the plan is accepted.
Scale changes the diligence. With 430 residences planned, the plan will carry a long list of unit types, a sponsor-controlled board in the early years, and separate parking and commercial units. Read the plan's budget for common charges and the real estate tax projection, including any abatement, which are set in the plan and not by the market.
Deposits. Sponsor deposits are typically 10% to 20% of the purchase price, held in escrow under the plan.
Taxes. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies at $1 million and above, at higher rates in New York City above $2 million. The calculators below price both.
Closing on a temporary certificate of occupancy. Sponsor closings typically occur on a temporary certificate of occupancy, before the final certificate issues. Ask what holdbacks or escrows cover open punch-list and final-certificate items.
Timeline risk. A building of this height will take years to build. Expect a long gap between contract and closing, and ask the sponsor which delivery dates are firm and what remedies apply if they slip.
