In December 2024 the developer described the corner as one of the last remaining ground-up development sites in lower Manhattan, with at least three exposures. The building would rise to about 145 feet, with a rooftop terrace and retail at the base.

Published reporting gave a total buildable area of 66,000 square feet and a full acquisition price of $27.5 million, including air rights from adjacent properties. The developer described a 23-unit boutique condominium with ground-floor retail. Published construction reporting later described 25 residences averaging about 2,973 square feet.

What's planned

COOKFOX is the architect of record. Renderings from an earlier marketing brochure showed a gray concrete grid with a cantilever over the neighboring buildings at 72 Warren Street and 88 West Broadway, but published reporting treats those images as out of date, and no current renderings have been released. Plans call for a cellar, a rooftop terrace, about 74,334 square feet of residential space and 15,813 square feet of commercial space. The amenity list has not been announced.

The residential count differs by source: 21 dwelling units on the DOB filing, 23 in the developer's 2024 description and 25 in reporting on the December 2025 filing. Confirm the unit mix and square footages in the offering plan once filed.

Timeline and filings

  • December 2024: Astral Weeks reports financing for the site; the full acquisition price, including adjacent air rights, is reported at $27.5 million.
  • February 2025: Full-demolition job M01167560 filed for the five-story building.
  • August 2025: Demolition permit issued.
  • December 15, 2025: New-building job M01290581 filed under 70 Warren Street, with COOKFOX as applicant.
  • February 2026: Published construction reporting describes the building as vacated, with demolition imminent.
  • July–September 2026: DOB approves plumbing, sprinkler and temporary standpipe filings for the new building; architectural and mechanical filings remain in review.
