Mizner Court

A guide to Mizner Court in Mizner Village, with its lower-rise waterfront setting, 1988 origins, condominium plans and relationship to downtown Boca.

The Roebling Research Desk · October 2026

Mizner Court occupies the waterfront side of Mizner Village at 100, 120 and 140 Southeast 5th Avenue. The condominium's five-story scale offers a closer relationship to gardens and shared grounds than a tall oceanfront tower. Lake Boca and the Intracoastal define the eastern side of the setting, with downtown Boca Raton to the west.

The community dates to 1988. Its appeal is the combination of a controlled residential setting, water nearby and a position within the established resort district. It is a distinct condominium from neighboring Mizner Tower and Mizner Grand, with its own plans and ownership details.

The lower-rise setting

Mizner Court is commonly described as a collection of approximately 200 residences. Its scale creates a different emphasis from a tower where elevation is the dominant feature. Here, the position within the property and the outlook across water, landscaping or shared spaces can be as important as the floor number.

A waterfront community does not give every apartment the same view. The route from an individual residence to the pool, waterfront and parking should be considered alongside its outlook. A home near a shared amenity may offer convenience while also experiencing a different level of activity from an apartment farther within the grounds.

The architecture belongs to the late-1980s development of Mizner Village. Its name and setting connect it to Boca's Mediterranean residential tradition; they do not establish it as an original Addison Mizner commission.

Residence plans

The County records Unit 103 at 100 Southeast 5th Avenue with 1,630 square feet and two bedrooms. That example is a useful reference for one apartment plan, rather than a complete range for the community. Other configurations and later renovations need to be considered individually.

Recreation and ownership

The described recreation program includes swimming, tennis and access to boating facilities. These are useful features to investigate with the specific apartment: a waterfront address does not establish that a boat space transfers with every purchase.

Condominium and Mizner Village obligations should be considered together. The budget, reserves and capital work show how the common property is maintained, while the governing documents explain parking, alterations and permitted use. Any desired resort membership should be confirmed separately under its current admission and fee terms.

Comparing the nearby collection

Mizner Tower provides a higher building and a different service program within the village. Mizner Grand is another useful Lake Boca comparison for larger apartments. Boca Inlet offers an earlier condominium setting near Camino Real.
