Ewen gives a small Williamsburg condominium a distinctive façade of steel, glass and charred wood. Anthony Morena designed the building on the site of a one-story warehouse that had housed a printing studio. Shou sugi ban wood cladding and a reclaimed-cypress entrance canopy frame large windows and recessed outdoor areas. The building opened as a ten-residence condominium in 2016.
Architecture and unit composition
The five-story building has two- and three-bedroom layouts, ground-level duplexes and penthouses. Standard two-bedroom homes are roughly 1,130–1,150 square feet. Garden duplexes reach around 1,500 square feet across their levels and connect to landscaped outdoor areas.
Penthouses have terraces, while the middle floors include recessed balconies or terraces behind the façade. Dark vertical steel elements organize the street elevation, and glass railings retain open views through the outdoor spaces. Floor-to-ceiling windows bring that façade treatment into the apartments.
Direct keyed elevator access opens into the homes. Open kitchens share the main living space, and the larger duplex configurations separate parts of their accommodation across floors. Private street-level parking is attached to selected ground-level arrangements; it is not a building-wide parking entitlement.
Building operations
The Attorney General accepted the condominium filing in September 2015, and the offering became effective in February 2016. Its legal inventory comprises ten residential units, with no separately designated parking units. Any parking rights attached to a particular home therefore need to be read as part of that apartment's ownership documents.
A common roof deck supplements the private outdoor spaces. Apartments have central air conditioning and in-home laundry. The ten residential lots are Class 2C, with capped assessment growth, and no building tax abatement is recorded.
The existing building slightly exceeds the residential floor area currently shown for its R6B zoning district. Enclosing terraces or expanding a penthouse should not be treated as an available right simply because an apartment has outdoor space.
