Forty2East combines 53 condominium residences with a substantial shared-amenity program in a mid-rise building near Cooper Park. Studios, one-bedroom and two-bedroom homes sit above parking and common facilities, with private balconies or terraces attached to selected layouts. The shared courtyard and roof deck provide outdoor space beyond those individual apartments.
Christopher V. Papa designed the building, and the condominium offering was accepted in January 2015 and made effective that September. The sponsor entity was 36 Maspeth Avenue LLC. The building has an established resale history and a residential ownership pattern spread among separate apartment owners.
The active 421-a benefit is a consequential part of its ownership costs. DOF identifies a 25-year program beginning in 2012 that remains active on the 2027 roll. The timing and phase of that benefit belong alongside the building's amenity costs when evaluating the ongoing expense of ownership.
Architecture and unit composition
The façade uses masonry, broad window openings and projecting balconies with metal railings. The homes combine open kitchens and living areas, with bedrooms arranged along the exterior where the footprint permits. Private outdoor areas range from balconies to larger terraces, with their size and position varying by plan.
Studios occupy the compact end of the inventory. One-bedroom layouts form a substantial middle group, while two-bedroom homes provide larger living areas and, in some cases, a second bathroom. The recorded apartment sizes extend from roughly 500 square feet to more than 1,000 square feet.
Casement windows, white oak floors and in-unit laundry recur in the residential specification. Open kitchens include integrated or stainless appliances and light countertops. The common design language does not mean every home retains its original finishes after years of individual ownership.
Outdoor space has different uses depending on its depth and relationship to the living room. A balcony may provide room for seating, while a broader terrace can accommodate dining. Upper homes can have wider skyline outlooks; lower apartments may face the courtyard or nearby buildings more directly.
The Attorney General's original unit schedule identifies 53 residences and 27 parking units. Those parking units account for the separate nonresidential component and should not be added to the apartment count. A parking interest is also distinct from the area or bedroom count of the home it may accompany.
Building operations
Door service combines part-time attendance with a virtual system and remote package access. The amenity program includes a landscaped courtyard with seating and barbecue areas, a shared roof deck, a fitness center and a multimedia lounge. A pet wash and a bicycle repair area add specialized common facilities.
Storage is associated with the residential offering, while underground parking has been sold separately. A resale therefore needs to identify exactly which storage or parking interests are included. Not every apartment comes with a garage space; confirm whether one conveys with the apartment you're buying.
The largest owner holds one of the 53 residential units in the DOF tally. The condominium's day-to-day shared costs are spread across an individually owned residential inventory, with the separate parking interests governed by their own allocations in the condominium structure.
The tax record remains more useful than a single advertised expiration date: it identifies the program, benefit start and current active status. Individual tax lots can show different bills during the benefit period, and the eventual phase-out changes the carrying-cost comparison over time.
