About the building

26 East 22nd Street is a nine-story commercial loft building converted to cooperative ownership in 1981. The original structure dates to 1903, when this part of Flatiron housed businesses using deep commercial floors. Early advertisements place the decorative-wallcovering importer W. H. S. Lloyd Co. at the address. The narrow street frontage opens into a substantially deeper building, with residences extending toward the rear of the lot. A commercial space remains at street level, below the cooperative's residential floors.

The apartments include full-floor lofts of roughly 2,700 square feet and larger duplexes formed across two floors. Full-floor plans extend approximately 30 feet across and almost 100 feet deep, accommodating broad front living rooms and several bedrooms farther inside. Ceilings reach approximately 12 feet in some homes. Keyed elevator access opens directly into the residential floors, and individual renovations have introduced central air conditioning and in-unit laundry. A combined duplex includes a solarium; layouts and internal stairs vary with the history of each floor's alterations.
