The building has five homes. Each occupies a full floor of about 3,500 square feet or more, with ceilings of 12 to 16 feet, plus a duplex penthouse, per published construction reporting.

The corner sits in the Tribeca East Historic District, where exterior work is reviewed by the Landmarks Preservation Commission. Reporting describes a design approved by the LPC.

What's planned

The new building at 32 Walker Street rises seven stories. Renderings show a light gray limestone facade around recessed floor-to-ceiling windows with shallow Juliet balconies, wood-paneled trim around the openings and retail frontage at the base. The seventh floor is set back from the street, and its footprint extends over the roof of 34 Walker Street, ending in a bulkhead.

The plans also restore the cast-iron facades and interiors of 34 Walker Street, a five-story L-shaped building that wraps the new construction. Renderings show the Church Street and Walker Street cast-iron elevations in fresh white paint with restored cornices. PLUTO records 34 Walker Street as built in 1868.

Timeline and filings

  • February 2025: DOB full-demolition job M01099425 for the two-story corner building at 32 Walker Street receives a permit; a heavy-duty sidewalk shed permit follows.
  • March 2025: Published construction reporting describes the corner razed, excavation beginning and interiors at 34 Walker Street being gutted.
  • May 7, 2025: Offering plan CD250152 submitted to the Attorney General.
  • October 24, 2025: Plan accepted.
  • November 18, 2025: Plan declared effective by amendment, with one unit in contract (20 percent).
  • April 2026: Amendment 2 (reviewed April 29) raises the total offering price by $30,445,000, to $59,630,000.
  • September 8, 2026: Amendment 3 submitted.

Offering and pricing

Per the offering plan filed with the New York State Attorney General, the current total offering price is $59,630,000 across five residential units, one commercial unit and five storage units, 11 units in all. Amendment 2, submitted April 7, 2026 and reviewed April 29, 2026, changed the price by $30,445,000, and Amendment 3 was submitted September 8, 2026 and had not been reviewed as of October 2026.
