About the building
84 Bedford Street combines two historic houses into one nine-residence condominium at Barrow Street. LPC dates the corner house to 1846 and identifies the adjoining house as an altered earlier structure that may predate 1826. Their brick façades retain the scale and simple stone trim of Village row houses. DOB signed off the combination and renovation in October 2013.
The apartments include compact one-bedroom layouts with adjoining studies and a larger duplex with living space below its bedrooms. Some homes have fireplaces, and the renovation introduced individually controlled heating and cooling. The building is a walk-up. A furnished roof terrace with a community grill provides shared outdoor space, and wine storage is available in the basement.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00588-7502) and verified listing data. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
The shared roof terrace is maintained within a nine-residence condominium. Its decking, grill area and access must coexist with the historic building's roof and exterior protections; alterations affecting visible roof structures can require LPC approval as well as the condominium's authorization.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
