A Private Pricing Opinion — what your apartment at 53 Prospect Park Southwest would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
53 Prospect Park Southwest is a five-story building with one residence per floor, facing Prospect Park from the Windsor Terrace side. It is one of very few new-construction condominiums on this stretch of the park, where most buildings are prewar cooperatives such as The Continental and The Algonquin.
The sponsor sold the building quickly. All five residences were deeded between May 10 and June 24, 2024, less than a month after the condominium declaration was recorded on April 16, 2024. With the recorded transfer taxes backed out, the five prices add up to $9,123,000 (our arithmetic). That equals the plan's current total offering price, so the building appears to have sold at its plan prices.
Architecture and residences
Design Studio Associates filed the new building in September 2021. It replaced an earlier house on a 24-by-85-foot lot (city records classed the old building as a one-family dwelling). The Department of Buildings approved the plans in April 2022, issued the first permit in July 2022 and signed off the job in April 2024. The filing describes a five-story, five-family residential building, 56 feet tall, with about 6,850 square feet of construction floor area. PLUTO carries 5,499 square feet of residential floor area on a 2,040-square-foot lot in an R6A district.
Listing records describe one two-bedroom, one-bath residence of about 760 square feet (Unit 1) and three-bedroom, two-bath residences of about 1,182 square feet on the floors above. Unit 4's size was not in the records we reviewed. The building has an elevator and video intercom entry, per listing records. Other finishes and amenities were not documented in the records we opened; confirm them with the condominium's managing agent.
PLUTO's record for the building shows 25 units. That does not match the five residential tax lots (1101–1105) in ACRIS or the five residences in the plan. We treat 25 as a data error.
Offering and sales
Per the offering plan filed with the New York State Attorney General (plan CD230017), the plan was submitted January 20, 2023, accepted September 21, 2023 and declared effective November 8, 2023, with 53 Prospect Park SW LLC as sponsor. It covers five residential units. The initial total offering price was $8,977,256; the current total is $9,123,000. The Attorney General's database still shows three units sold, a figure it has not updated since the closings. We could not open the amendment record, so the amendments were not reviewed.
Recorded sponsor deeds (ACRIS):
- Unit 4: $1,933,656.75, deed dated May 10, 2024
- Unit 1: $1,373,619.25, deed dated May 20, 2024
- Unit 5: $2,031,408.75, deed dated May 28, 2024
- Unit 3: $1,919,401.25, deed dated May 30, 2024
- Unit 2: $2,031,408.75, deed dated June 24, 2024
Each deed equals a round price multiplied by 1.01825, which is 1.425% New York City transfer tax plus 0.4% New York State transfer tax. That points to the sponsor's transfer taxes being folded into the consideration. Backed out, our arithmetic gives $1,349,000 for Unit 1, $1,885,000 for Unit 3, $1,899,000 for Unit 4 and $1,995,000 for Units 2 and 5. For Units 1, 2, 3 and 5 these match the last asks shown in listing records; we found no listing record for Unit 4. Using listing-record square footage, that is about $1,775 per square foot for Unit 1 (760 square feet) and $1,595 to $1,688 for the three-bedrooms (1,182 square feet each). Two later transfers of Unit 5 were recorded with no consideration and are not market sales.

What to know if you’re buying
Every sale here is a resale. The sponsor sold out in 2024. The 2024 deeds, net of the transfer-tax gross-up, are the baseline for pricing a resale.
Carrying costs. Ask the managing agent for the current budget, the reserve balance and any change in common charges since the sponsor's first-year budget.
Tax position. No abatement has been identified. Confirm the unit's current assessment with the Department of Finance.
Closing costs. On a resale, buyers pay the mansion tax at $1 million and above, and sellers pay the transfer taxes. Use the calculators below.

The neighborhood

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
