474 Prospect Avenue is a three-story building of five condominium residences on Prospect Avenue, in the R5B low-rise district that covers this stretch between the South Slope and Windsor Terrace. The sponsor submitted its offering plan to the New York State Attorney General on September 10, 2026 at a total offering price of $11.53 million, an average of $2.31 million per residence.
The size of the homes is what drives that figure. The Department of Buildings filing gives about 8,100 square feet of construction floor area for five units, and PLUTO records 7,774 square feet of residential area, or roughly 1,550 square feet of building area per home before common space. At the plan's average price that implies about $1,480 per square foot of gross building area, a rough guide only until the plan's Schedule A sets interior areas.
The building replaced a three-story, three-unit house and a one-story garage, both demolished under permits signed off in September 2023.
Architecture and residences
The new-building application (job 321589027) was filed in March 2020 by Paul Lombardi, RA, for a three-story, 33-foot residential building of five dwelling units in residential occupancy. It was approved in April 2022 and fully permitted in January 2024. The lot is 50 feet wide and about 80 feet deep, which gives each floor a wide frontage on Prospect Avenue.
PLUTO already records the building with a 2024 year built, three floors and five residential units. No certificate of occupancy for the new building appears in the city's open data as of October 2026, so confirm the building's certificate status with the sponsor.
Unit mix, finishes and outdoor space are not yet published, and no listings or renderings had appeared by October 2026.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260340), the plan was submitted September 10, 2026 as a new-construction condominium of five residential units, with Troutbrook Brooklyn Development LLC as sponsor, at a total offering price of $11,525,000. The record shows no acceptance date and no units sold. The plan's record page could not be opened for this review, so amendments, if any, are not confirmed here. No asking prices are published for individual residences.

What to know if you’re buying
What pre-launch means. A sponsor cannot sign binding purchase contracts until the Attorney General accepts the plan, and cannot close until the plan is declared effective. Pricing circulated before acceptance is indicative.
A built building. City records point to a finished or nearly finished building, which shortens the gap between contract and closing. Ask for the certificate of occupancy and whether it is temporary or final.
Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. At an average near $2.3 million, the state mansion tax runs at 1.25 percent. Use the calculators below to run your price.
Deposit and contract. Sponsor contracts typically require a deposit of 10 percent or more at signing, held in escrow. The plan sets the terms.
Common charges, taxes and the board. With five owners, each carries a large share of any repair or budget shortfall. Read the plan's budget, the reserve and the sponsor's working-capital contribution with care.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
