598 16th Street is a 1925 three-story, three-family house on a 24-by-100-foot Windsor Terrace lot that is being rebuilt as a five-story condominium with five homes. The Department of Buildings files the work as an alteration that is in effect a new building, with existing foundations kept.
The sponsor submitted its offering plan in June 2026 at $11,045,000, an average of $2,209,000 per residence. Published reporting puts residential space at about 7,265 square feet, or about 1,453 square feet per home. On that figure the offering averages roughly $1,520 a square foot before any amendment.
The plan name refers to the park; Prospect Park is a short walk away. The plan has not been accepted, so the sponsor cannot sign contracts yet.
Architecture and residences
The alteration job was filed in December 2024. It proposes taking the house from three stories, 31 feet and three apartments to five stories, 56 feet and five apartments, with about 7,962 square feet of construction floor area and an estimated cost of $1.75 million, in an R6A district. Paul Lombardi, RA, is the architect of record. Partial demolition was permitted in May 2025 and the main work in June 2025. Support-of-excavation, structural, mechanical and sprinkler permits followed through April 2026, and a builders' pavement plan was in review in late October 2026.
No floor plans, finishes or amenities have been published. The plan's Schedule A will set the layouts and sizes.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260226), the plan was submitted June 24, 2026 with 598 16th By The Park LLC as sponsor. The record lists five residential units at a total offering price of $11,045,000 and classifies the project as a rehabilitation. The plan had not been accepted as of October 2026, and no asking prices were found in listing records.

What to know if you’re buying
Before acceptance. Until the Attorney General accepts the plan, the sponsor can take non-binding reservations but cannot sign purchase contracts. Prices in the submitted plan often change by amendment before or after acceptance.
Construction stage. Department of Buildings records show the work permitted and under way in 2026. Ask for the sponsor's construction schedule and the target date for a temporary certificate of occupancy.
An enlarged older building. The 1925 foundations remain. Ask for the engineer's report in the plan and what warranties the sponsor gives on the new structure and systems.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the mansion tax, which is 1.25% between $2 million and $3 million. Use the calculators below.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
