The building keeps its 1896 shell and converts it to residences. Interiors keep original loft details, per published construction reporting: restored cast-iron columns and barrel-vaulted ceilings up to 13 feet. The site sits at an entrance to the Broadway–Lafayette/Bleecker Street station, served by the B, D, F, M and 6 trains.

What's planned

Plans call for white oak plank flooring, custom Italian millwork, air and water filtration systems and, in select homes, gas fireplaces and saunas. Kitchens are described with Calacatta Monet stone, islands, custom cabinetry and Gaggenau appliances. Primary bathrooms are described with travertine, radiant-heated floors and freestanding stone tubs.

Planned amenities include a 24-hour doorman, a private lobby and lounge, bike storage and a landscaped rooftop, plus a wellness suite with a fitness center with Technogym equipment, a Pilates and yoga room, a sauna and steam room, ice baths, hydromassage, and red-light and Somadome rooms. The plan includes four commercial units; renderings show the adjacent ground-floor frontage positioned for a restaurant tenant. These details come from renderings and developer materials and can change; confirm them against the plan.

What to know if you’re buying

Contracts follow acceptance. The plan is accepted, so contracts can be signed once the sponsor opens sales. The plan becomes effective only after the sponsor meets its sales threshold, and closings follow effectiveness. Read the sponsor's right to amend and the schedule in Amendment 1.

Deposits. Sponsor deposits are typically 10% to 20% of the purchase price, held in escrow under the plan.

Taxes. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies at $1 million and above, at higher rates in New York City above $2 million. The calculators below price both.

Closing on a temporary certificate of occupancy. Sponsor closings typically occur on a temporary certificate of occupancy, before the final certificate issues. Ask what holdbacks or escrows cover open punch-list and final-certificate items.

Historic district. Work on the exterior is subject to LPC review. Ask who maintains the restored facade and cast-iron elements and how that cost is budgeted.

Commercial units. The plan includes four commercial units. Ask what use is planned, because ground-floor operations, such as a restaurant, affect noise, ventilation and the budget.

Common charges and abatement. Common charges, real estate taxes and any abatement are set in the plan's budget.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
