A Private Pricing Opinion — what your apartment at 732 West End Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

732 West End Avenue is a narrow, sixteen-story condominium built around large full-floor apartments. William Nicholas Bodouva & Associates designed the building for Sackman Enterprises, using a stone base and masonry upper façade. The residential mix includes a triplex maisonette at the bottom and a duplex penthouse above the typical floors.

The development replaced two townhouses and was substantially complete in 2014. Its lot became part of the Riverside-West End Historic District Extension II the following year. This is a modern condominium within a designated district, with the district's status applying to the property despite its recent construction.

Architecture and unit composition

A metal-and-glass entrance canopy sits above the sidewalk. The base has horizontally banded stonework, with hanging light fixtures at the entrance. The narrow lot supports a vertical stack of residences, while the upper floors gain broad western outlooks toward the Hudson River.

Typical full-floor homes have three bedrooms and three bathrooms, with private keyed elevator access. Repeated recorded areas are approximately 1,777 square feet. Balconies provide outdoor space on selected floors, and apartments include in-unit laundry.

The maisonette spreads across three levels, with an interior area reported at approximately 2,890 square feet when the development launched. The penthouse uses two floors and a larger bedroom configuration. These two multilevel homes have floor plans distinct from the principal single-floor inventory.

Building operations

The condominium offers a fitness room and resident storage. The building's small residential count supports elevator access throughout a sixteen-story structure. The largest single residential owner holds one apartment on the current DOF roll.

The DOB new-building application was filed in January 2008, received its full permit in May 2011 and was signed off in April 2016. The final signoff followed the first apartment transfers in 2014. The application identifies William Bodouva as architect of record and specifies fifteen dwelling units.

The property has no current tax abatement. Its existing floor area sits below the residential zoning allowance, while exterior alterations also fall under the historic district's review requirements.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
